Frequently asked questions

Where do listings show up on Google?

In active markets, eligible multiple listing service listings are available for prominent presentation in Google mobile search in the Local Services Ads (LSA) unit. Learn more about Google's LSA program and placement of ads in the service and advertiser eligibility here.

Where do listings come from?

As MLSs are the industry's trusted, validated and most comprehensive source of accurate, timely market information, listings in the program are exclusively sourced from participating MLSs.

Which listings does Google display to consumers?

All eligible listings are available for display on Google mobile search from participating MLSs in active markets. Based on each MLS's rules and regulations, brokerages can either opt in or opt out of the feed for the program.

Eligible listings include active listings, and, in some cases, pre-market listings. Generally, commercial, rental and land listings are not included. Brokerages either opt in or opt out to the program depending on their particular MLS's rules.

Google surfaces listings based on relevance to customer queries.

How do listings show up on Google?

HouseCanary, a brokerage in all 50 US states, powers the program through its national real estate marketplace ComeHome based on agreements with each participating MLS.

Google does not retain listing data for use in large language model products or other products outside of the scope of the Google Listings Program.

When will the Google program come to my market?

The program is actively expanding to new markets and will be available across the US this summer. See the list of participating MLSs.

I'm a broker. I want to ensure my listings are available to show up on Google. How do I do that?

To ensure their listings are available for the Google program, brokers must join a participating MLS or coordinate with their existing MLS to establish a feed. Their listings will then be available for the program in active markets and be ready for display in markets as they launch.

I'm an agent. I want to ensure my listings are available to show up on Google. How do I do that?

To ensure their listings are available for the Google program, agents need to have a license with a broker in a participating MLS. If their broker is not a member of a participating MLS, agents should request the broker join a participating MLS or ask them to coordinate with their existing MLS to establish a feed.

How do I advertise in the Google program, and how does it work?

Google surfaces listings automatically, for participating MLSs. Additionally, real estate agents can participate in ads to promote their services in Google's mobile search results by advertising with Google Local Service Ads (LSA). Learn more about how Google LSAs work here.

How do MLSs participate?

MLSs interested in joining the Google program can reach out to HouseCanary by emailing broker@housecanary.com.

The HouseCanary and Google listings program is actively expanding nationwide. Participation is subject to your MLS's agreement with HouseCanary and Google. Listing data is distributed in accordance with MLS rules and regulations. Availability varies by market. Google does not retain listing data for use in AI/LLM products or other Google services beyond the agreed placement. HouseCanary reserves the right to modify or discontinue the program at any time.
