Every update below pushes one or both of those ideals forward - whether that means taking our powerful solutions with you in the field, figuring out the value of a property with nothing more than photos, or delivering source documents in a single click. These are just a subset of the new updates we’ve made this year, and we’re excited to continue working to modernize the real estate industry even further.

Property Explorer, our flagship product, can now be used on mobile devices, giving our clients the same in-depth analytics, comp suggestions, and AVM drill‑downs they’re used to on their desktop - only pocket‑sized. By making this tool accessible on-the-go, decisions that once waited for a laptop can now happen anywhere - speeding up due diligence, pricing decisions, and allowing our clients to use both Property Explorer and CanaryAI whenever (and wherever) they need it.
We’ve made a slew of updates and upgrades to CanaryAI, turning it into a full‑funnel research assistant that has access to all of HouseCanary’s industry-leading data and analytics:
These enhancements also provide more context-aware answers, leading to an improved user experience with more thorough, accurate responses.
Need the latest ownership transfer document, last finance document, or assessor map? You can now download images of the actual source documents directly from either CanaryAI or within Property Explorer. Document images arrive in seconds, eliminating the multi-application searches and external data pulls that once slowed due diligence and underwriting.
Portfolio Monitor can now proactively send alerts for properties that have a high likelihood to list within the next 90 days. Powered by our Propensity to List model, clients can set alerts at their own propensity thresholds to constantly re‑prioritize outreach toward owners most likely to sell, reducing time spent on low‑probability leads or giving advanced insights into portfolio run-off.
Users can now generate Agile Insights (aka AVM reports) as of a specific past date through our existing Order Manager user interface or via API. Our core AVM report can now be run for historical dates in the past, allowing for a snapshot of a property as of a specific point in time without the need for manual reconciliation or modification.
ComeHome now displays every lifecycle event (active, pending, closed, withdrawn) rather than just the final sale. This added context helps lenders, agents, and consumers gain a more fulsome history of a property’s past lifecycle, providing even more valuable insights for individual properties.
The year is only half over, but with two of our main applications now mobile‑friendly and AI woven through every workflow, 2025 is already shaping up to be our most user‑centric year yet. We’re excited for what’s next!
